Martin Modern | Condo by Guocoland @ Martin Place | Great World City MRT

Martin Modern is a brand new residential development at one of the most prime District in Singapore, District 09. There were a total of 13 hopeful bidders whom submitted their interest for the Martin Modern plot of land. It only shows the confidence in developers of the real estate potential in the near future. The good sales results of the recent Cairnhill Nine by Capitaland is also a catalyst to the positive response to prime residential sites in Singapore. Noting these strategically located sites are hard to come by on our already land-scarce country, developers are quick to identify this rare gem and pounced into the bidding exercise. The eventual winner Guocoland who is extremely experienced in high-end developments will be presenting an exquisite project to buyers, Martin Modern Condo.

The 1.6 hectare Martin Modern site that bears a 99 years tenure starting from August 2016 was won by a marginal 1.2% at $595.1 million of the second bidder. The price paid translates to $1,239 per square foot per plot ratio(psf ppr) which is the highest tender since 2009 in the precinct. The estimated break-even Martin Modern price is between $1800 psf to $1910 psf and selling price to be approximately $2000 to $2200 psf. This projection is based on the transacted price of Rivergate, Martin Place Residences and Cairnhill Nine, taking into consideration their differences in tenure, age, size and location.

The Martin Place condo site has a plot ratio of 2.8 with a portion of its land having a 20-storeys height restriction, while the remaining of it at 30-storeys. The 450 luxurious residential units will be separated into the North and the South Tower. Poised to launch towards the end of 2017, Martin Modern is near to many familiar places of interest such as the Great World City, Robertson Quay, Clarke Quay, Central Business District(CBD) and the beautiful Singapore River.
